Home Reports
A Scottish Home Report is a mandatory document pack for residential property sales, comprising three key sections: a Single Survey (condition and valuation), an Energy Report (efficiency rating), and a Property Questionnaire (seller-provided details). It provides buyers with essential information on repairs, value, and, in some cases, accessibility, usually required within nine days of request.
Key Components in Detail:
Single Survey & Valuation: Conducted by a chartered surveyor, this report details the condition of the home, identifies required repairs (often categorized by urgency), and provides an estimated market value. It also includes an accessibility audit for the property.
Energy Report (EPC): This Energy Performance Certificate rates the home’s energy efficiency (from A to G) and its environmental impact. It offers recommendations for improving energy efficiency and reducing carbon emissions.
Property Questionnaire: Completed by the seller, this document provides practical information, including the council tax band, parking arrangements, factoring costs, alterations made, and any history of flooding or specialist work (e.g., damp or asbestos).
RICS ' Level 3' Building Survey
The RICS Home Survey Level 3, formerly known as a “Building Survey” or “Full Structural Survey,” is the most comprehensive non-invasive inspection offered by RICS-certified professionals. It provides a detailed forensic analysis of a property’s condition, structure, and fabric.
When to Get a Level 3 Survey
This survey is specifically recommended for:
Older Properties: Buildings over 50 years old or period homes (e.g., Victorian, Edwardian, Georgian).
Unique Construction: Properties built with non-standard materials like timber frames, steel, or thatched roofs.
Renovation Projects: If you plan to make significant structural alterations or the property has been heavily modified in the past.
Poor Condition: Buildings showing obvious signs of neglect, subsidence, or serious damp.
